FREQUENTLY ASKED QUESTIONS
Will I require planning permission?
Most loft conversions in Bristol fall under permitted development rights and do not require a full planning application. This includes the majority of rear dormer conversions, Velux roof light conversions and hip-to-gable conversions on semi-detached properties. Planning permission is typically required for mansard conversions, wrap around dormers, and any conversion on a property within a conservation area, listed building or Article 4 direction zone, which covers parts of Clifton, Redland and other historic Bristol neighbourhoods. Concept Space and Design assess the planning position for every property as part of the free initial consultation and manage any required planning application on your behalf.
Would I need to employ an architect?
No. Concept Space and Design provide a full design and build service, which includes architectural drawings, structural calculations and all planning and building control applications. You deal with one company from initial survey through to completion, there is no need to separately appoint an architect or structural engineer.
Will there be noise and disruption to our daily life?
A loft conversion causes significantly less disruption than a ground floor extension because the majority of the structural work is accessed through the roof rather than through the living areas of the home. Most families in Bristol continue to live in the property throughout the conversion. A dedicated team leader is assigned to every project and maintains clear communication throughout, so you always know what to expect and when.
How long will the loft conversion take to complete?
Timescales vary depending on the type of conversion. A Velux roof light conversion in Bristol typically takes 4 to 6 weeks from start to completion. A rear dormer conversion usually takes 8 to 12 weeks. A hip-to-gable or wrap around conversion takes 10 to 14 weeks, and a mansard conversion typically takes 12 to 16 weeks. These timescales cover the full build from structural work through to internal fit-out and final sign-off, not including any planning application period prior to work starting on site.
Is there a staged payment?
Yes. Concept Space and Design operate a structured staged payment plan across the duration of the project. This means payments are linked to defined stages of the build rather than being required upfront, giving clients confidence that payments reflect completed work. The final payment is made only once the project is complete and the client is fully satisfied.
Can a loft conversion add value to my property?
Yes. A loft conversion is consistently one of the highest-value home improvements available to Bristol homeowners. A well-executed conversion typically adds between 15 and 25 percent to the value of a Bristol property. Adding a bedroom with an en-suite bathroom tends to deliver the strongest return, particularly in high-demand Bristol areas such as Clifton, Redland, Bishopston and Bedminster. In most cases the increase in property value exceeds the cost of the conversion.
Would I need to sort out a party wall agreement?
Possibly. A party wall agreement is required if the loft conversion involves work to a shared wall between your property and a neighbour's which is common in terraced and semi-detached homes across Bristol. Concept Space and Design will advise you on whether a party wall agreement is needed for your specific property and can recommend a party wall surveyor if required.
Would the work be guaranteed?
Yes. Every loft conversion completed by Concept Space and Design comes with a 10-year structural guarantee as standard. All work is completed to full building regulations approval. For specialist trades including gas and electrical work, we bring in our own trusted, long-standing contractors who are fully qualified, Gas Safe registered and NAPIT certified, people we have worked alongside for years and whose work we stand behind as our own.
How much does a loft conversion cost in Bristol?
The cost of a loft conversion in Bristol depends on the type of conversion and the specification of the internal fit-out. As a guide, Velux roof light conversions start from around £15,000 to £25,000. Rear dormer conversions in Bristol typically cost between £35,000 and £55,000. Hip-to-gable conversions range from £40,000 to £65,000. L-shaped and wrap around dormers typically cost between £45,000 and £80,000. Mansard conversions, which involve the most extensive structural work, typically cost between £55,000 and £80,000. All Concept Space and Design projects are quoted on a fixed-price basis, the price agreed at the outset is the price paid at completion.

Do I need to move out during a loft conversion?

Concept Space and Design assign a dedicated team leader to each project who maintains clear on-site communication throughout the build.
