Testimonials
"Lee completed a dormer to the rear conversion on my house and I can not fault the work. He is extremely professional and precise with his workings which has left my loft looking pristin..."

A Velux loft conversion also known as a roof light conversion, installs Velux or equivalent roof windows directly into the existing roof slope without altering the roofline or the external appearance of your home. It's the simplest and most cost-effective type of loft conversion available, and in most cases requires no planning permission.
A Velux conversion works best in Bristol homes that already have reasonable natural headroom - typically 2.2 metres or more at the ridge. Where headroom is sufficient, the result is a bright, well-ventilated room created with minimal disruption and at a fraction of the cost of a dormer or L Shape conversion.
We assess your existing loft space to confirm whether headroom, floor area and structural condition are suitable for a Velux conversion. We then design the layout, specify the roof window positions and sizes, and confirm building regulations requirements before work begins.
Openings are cut into the existing roof slope and Velux or equivalent roof windows are fitted and weatherproofed. The existing roof structure is retained and strengthened where required — there's no change to the roofline or external appearance of the property.
The loft floor is strengthened, insulation is installed between and below the rafters, and the space is plastered, floored and fitted with a staircase. Electrics and any en-suite facilities are completed to produce a fully finished, usable room.
Velux conversions don't require planning permission in most cases, but they do require building regulations approval for structural, fire safety, insulation and staircase requirements. We manage the full building control process and ensure your conversion is properly certified.
Key facts on cost, planning and timescales for Bristol homeowners.
A Velux loft conversion in Bristol typically costs between £15,000 and £25,000, making it the most affordable entry point into loft conversion. Costs vary depending on the size of the space, number of roof windows, staircase specification and level of internal finish. All projects are quoted on a fixed-price basis.
Velux conversions do not require planning permission in most cases, as they don't alter the roofline or external appearance of the property. Exceptions apply to listed buildings and some conservation areas. We confirm your permitted development status as part of the initial consultation.
A Velux loft conversion in Bristol typically takes 4 to 6 weeks from start to completion — the quickest of all conversion types. The roof window installation is usually completed within the first week, with internal works following on.
A Velux loft conversion typically adds 10 to 15% to the value of a Bristol home — a strong return given the relatively modest cost compared to other conversion types. While the value uplift is lower than a dormer or L Shape, the cost-to-value ratio is excellent for Bristol homeowners who have sufficient existing headroom and are looking for an additional room without the disruption or expense of a larger structural project.
Every Velux loft conversion we complete in Bristol comes with our 10-year structural guarantee as standard. We're NAPIT registered and Gas Safe certified, and all work is completed to full building regulations approval.
